In order to qualify for owner-user financing, the lender will qualify the business as well as the business owner in addition to using the property as collateral for the loan. For example, most lenders require borrowers to have positive net cash flow for at least the past 2 to 3 years. The borrower must also occupy at least 51% of the gross-rentable space.
